How Prefab Construction is Driving the Future of Steel Framing

How Prefab Construction is Driving the Future of Steel Framing
6:12

How is Prefab Construction Changing Steel Framing?

Prefab construction is changing steel framing by moving manufacturing into controlled environments where framing systems can be produced with greater precision. Combined with early collaboration, it helps improve consistency, reduce risk and deliver more predictable project outcomes.

The construction industry is under increasing pressure to deliver projects faster while addressing labor shortages, rising costs and tighter construction schedules. Prefab construction is helping meet these challenges by shifting more work off site into controlled manufacturing environments. When combined with steel framing, this approach gives contractors greater control, improves installation efficiency and reduces project risk.

Steel Framing

Melissa Sheffy, owner and founder of Network Framing Solutions, has seen this evolution firsthand. Her 35+ years in construction began with sister company Network Interiors, before she launched Network Framing Solutions and built Southern New England's first and only roll-forming operation, a women-owned, WBENC-certified business with an early-adopter's edge in field experience.

From Installation to Prefab Manufacturing

Network Interiors began as a traditional steel framing installation contractor. Building on that foundation, Melissa launched Network Framing Solutions and invested in FRAMECAD roll-forming technology, making it Southern New England's first and only roll former and giving the company in-house manufacturing capability that went beyond installation. This transition transformed the way the business operated. Manufacturing its own framing systems provided greater control over production scheduling and project delivery while enabling the team to take on larger and more complex projects. Instead of simply supplying labor, the company became an integrated manufacturing partner that could support projects from design through to installation.

For Melissa, prefab construction is about creating a more efficient building process that delivers value for contractors, developers and building owners alike.

Why Early Collaboration Delivers Better Outcomes

Melissa believes one of the biggest advantages of prefab construction is involving manufacturers early in the project.

Through design-assist and design-build delivery, steel framing manufacturers can collaborate with architects, engineers and contractors before construction begins. This allows potential design challenges to be identified early, reducing costly redesigns, improving coordination between trades and creating more predictable construction schedules.

Designing steel frame systems with manufacturing and installation in mind also improves productivity once production starts. Instead of solving problems on site, project teams can focus on delivering buildings efficiently with fewer delays and greater confidence. Framing with prefabricated cold-formed steel panels generates the momentum that can drive an accelerated schedule, resulting in businesses opening and turning a profit faster.

Educating the Market on the Benefits of Steel Framing

While prefab construction continues to gain momentum, adoption still varies across different regions. In markets such as New England, many developers continue to rely on traditional wood framing because they are more familiar with it.

Melissa believes education plays a critical role in changing these perceptions. Rather than simply promoting steel framing, her team demonstrates its benefits through completed projects, customer success stories and site tours. Showing real-world examples helps developers better understand how prefab construction can improve durability and long-term project performance.

By combining practical experience with modern manufacturing technology, Melissa continues to demonstrate how steel framing can help solve many of today's construction challenges.

Frequently Asked Questions about Steel Framing and Prefab Construction

What is prefab construction?

Prefab construction is a building method where components are manufactured off site before being transported to the construction site for assembly. It improves efficiency, quality control and construction speed compared with many traditional building methods.

Why is steel framing well suited to prefab construction?

Steel framing is manufactured with high precision and consistent dimensions, making it ideal for prefab construction. It supports efficient manufacturing, accurate installation and predictable project outcomes. Because steel isn't damaged by moisture, it can also be delivered and stored on site without weather protection, unlike wood, which needs to be tarped or covered to prevent warping and rot.

Why is early collaboration important in prefab construction?

Early collaboration allows architects, engineers, contractors and steel framing manufacturers to resolve design issues before construction begins. This helps reduce rework, improve coordination and streamline project delivery. It also allows framing to be pre-punched for MEP at the manufacturing stage, saving trade crews time on site instead of cutting openings in the field.

How does prefab construction help address labor shortages?

Prefab construction transfers more work into controlled manufacturing environments where standardized processes and training improve productivity. This reduces reliance on large on-site labor forces while supporting more consistent project delivery. It also means projects are less dependent on the availability of skilled tradespeople in any one local market. Framing can be manufactured off site and shipped in ready to install, cutting down the on-site crew size and timeline needed to frame a building. With less field labor required, projects stay on schedule even when local labor pools are tight.
